A large mandatory setback requirement on one side of the property threatened the commercial viability of SNN Developers’ newest project on Electronics City. However, with a bit of design thinking, it became the project’s best marketing feature.
The development consists of 26 numbers of mid rise residential blocks spread on 16 acres of land area. This site presented a unique constraint in the form of a nala running along Eastern boundary creating a land buffer along length of the property. We turned this challenge into an asset designed this nala and setbacks as a large green forest and passive activity zone, which amounts to approximately 3 acres of land.
All the major amenities of this project are set within this green forest area planned as a major recreation and community zone for the residents. By including features such as kids area, elder areas, pool, leisure activities and others in this zone, we hope to catalyse community living in the middle of the green lung space.
By leveraging the buffer space for amenities, we were able to fit in all the amenities that a family would need within one project. Tomorrow’s traffic may prevent Bangaloreans from accessing their public leisure amenities easily, but the residents of SNN Greenbay sure won’t be too too worried about this.
As in any residential project, we design the project from inside out, which means that the rooms within the home are designed first and then this scales organically along with the best master planning solution for the entire project. Because of this, each apartment in the project has a unique view of the green space.
The project is designed to deliver maximum privacy to families in their homes while providing a delightful community lifestyle in the common areas.
