The location was next to a premium villa development of a much larger size. Olympia wanted their product to have a modern expression differentiated from sloping roof character of its neighbor but imbued with traditional sensibilities in terms of spatial character and planning.
The development consists of 21 independent villas and 10 semi detached houses for landowners and their extended family. The master plan is a direct response to this need to create two separate social zones.
The layout is conceived around the row of existing coconut trees running in the middle, with most of the villas plots stretching to have their own private lawns and still have enough space to have a central common garden.
The Central Green is conceived as heart of the development, programmed with activities for both kids and adults. The consolidated landscaped area offers better environmental and recreational properties by creating a better eco-system, thus having completely conflict-free pedestrianized access to all the amenities.
Two types of dwelling units, 4 bedroom houses and 3 bedroom semidetached houses, are laid out in a staggered manner enabling individuality and collectivity.
A typical villa layout is based on an open plan with North South transparency, letting in abundant natural light for master spaces. East-West faces are kept more solid respecting privacy between villa units and enabling cross ventilation.
