Villages in the sky

The master plan covers a 53 acre land parcel in immediate vicinity of Chamrajpet neighbourhood, on a site earlier occupied by Binny Mills colony. It accommodates 12 high rise towers along with a signature club to sustain 3000 apartments on the vacated mill site. Which means over 10000 residents and an additional 2000 visitors and workers in the complex would use the project daily. A total of three phases are proposed for the development. First phase consists of 3 residential towers with 700+ apartments having an area of around 1.1 million sqft.

At projects of such scale, there are always chances of the end-user feeling lost some times just like in a big city. The concept of ‘villages in the sky’ emerged to address this issue. Each tower is a mini-ecosystem by itself with leisure areas, community spaces and social spaces. The residential site plan carves out variety of open spaces in and around the towers to address the basic social needs of the residents.

Design Direction

Independent high-rise living

The residential towers are designed to accommodate variety of 2, 3 and 4 BHK apartments in two basic configurations. An independent core tower sitting in the garden and a slab block with three core towers stitched together. With clear and well defined arrival areas, well appointed lobbies, compact and well lit cores, sky gardens with sky amenities, unhindered long and short range views and array of social spaces the proposal attempts to address the comprehensive requirements of high-rise vertical living.

Green welcome

An expansive tree lined avenue drive provides primary access to the development separating public realm from the residential precinct. The club abutting this 12m wide road has an independent access at the same time is seamlessly stitched in the overall development offering an extended public domain along the Northern edge of the property.

Water and trees

Water is used as a key feature across the project. Rainwater harvesting and other green techniques are employed to create a sustainable system. A core part of the green strategy was to retain most of the existing trees.

Defining high-rise lifestyle

The project brings certain features that could well end up defining high-rise design in India. Neighbours are connected even in the sky, with some of the towers being connected at the 14th floor level.

Cars, move this side, please

Vehicular movement is relegated to site perimeter separating the existing surrounding development and leaving out the central oasis and the tower ensemble for conflict free pedestrian circulation. Parking is proposed below deck in two levels.
